I Description of property
This beautiful Palm City home located on the St.
Lucie River had a colony of free-tail bats living under the Spanish
tile roof. Although it was not a large colony, 1,000 to 1,500
bats, they were spread across various areas of the home.
II Description of problem
The problem on this job was that the type of tile
used has a 3/4-inch hole at the corner joint of every tile. Thousands
of potential entry points were present. The purpose of these holes
is to allow airflow - caulking or foaming would cause roof damage.
The process we chose was safe exclusion of the
bats using large exclusion nets (35,000 square feet) placed over
the entire roof. This allowed the bats to leave with no way to
return. Once the bats were long gone, the net was removed and
the sealing process began. Tiny net tubes were installed in every
single tile hole. Over seven thousand tubes were used and the
side gaps of each tile were sealed.
IV Unique attributes of project
The problem was how to seal out the bats, not
close off the airflow and keep this multi-million dollar home
looking beautiful.
